I'll give you the short answer first: most single-story homes in Central Texas cost $250-$400 to wash. Most two-story homes cost $350-$550. But those numbers shift based on three things: size, material, and condition. Let's break each one down.
Price by Home Size
Home size is the biggest factor in the final price. More wall surface takes more time, more cleaning solution, and more water. Here are the ranges we typically quote in the Temple-Killeen area:
- Under 1,500 sq ft (single-story): $225-$325. These are your older Killeen ranch homes, starter homes in Belton, and single-story builds in Copperas Cove. Quick job, usually done in 1-2 hours.
- 1,500-2,500 sq ft (single-story or split-level): $300-$425. The most common size we see in the Temple-Killeen market. Includes most Harker Heights subdivisions and mid-range Temple homes.
- 2,500-3,500 sq ft (two-story): $400-$550. Two-story homes take longer because of ladder work and the additional height requiring different spray angles. Common in newer Nolanville and south Temple developments.

Brick ($250-$450)
Brick is the most common exterior material in Bell County. It's durable and cleans well, but it's also porous. Mold grows into the pores of brick, not just on the surface. That's why a garden hose makes the mold disappear for about a week before it comes back. Our soft wash process kills the mold spores below the surface so the results last 12-18 months. Vinyl and Hardie Board Siding ($275-$475)

Mixed-material homes that use stone as an accent on the front and brick or siding on the remaining walls are priced based on the dominant material.
Stucco ($275-$500)
Less common in Bell County than in South Texas, but we see it in some newer subdivisions and on commercial buildings. Stucco is textured, which traps dirt, but it's not porous like brick. It cleans up quickly with soft wash. The main risk with stucco is using too much pressure, which can chip or crack the finish. We keep PSI well below the threshold where damage occurs.
Price by Condition
This is the variable that catches people off guard. A home that gets washed annually costs less per visit than one that hasn't been touched in five years. Here's why.
A lightly soiled home (washed within the last 18 months) needs a single application of cleaning solution and one pass with the rinse. A heavily soiled home (3-5 years without cleaning) often needs a stronger solution concentration, longer dwell time, and sometimes a second application on the worst areas. That's more product and more labor. It's not punitive pricing. It's just the reality of the work involved.
Here's my honest opinion: annual house washing is cheaper in the long run than waiting 4-5 years for a deep clean. An annual wash runs $250-$350 for a mid-size home. What's Included in the Price
When we quote a house wash, the price includes:

- Soft wash cleaning solution and application
